Homebuyers are gaining power in the housing market, say 82% of real estate agents

The Q4 2025 Zoodealio-ResiClub survey polled 204 real estate agents across the US to gauge market trends. Most agents surveyed had 15+ years of experience, offering valuable insight into the housing market. Buyer urgency decreased nationally, especially in the Southwest, signifying a cooling market. Seller urgency increased in several regions, indicating a greater willingness to sell. A majority of agents believe sellers currently outnumber buyers, shifting leverage towards homebuyers. Agents slightly improved their expectations for home prices in the coming year, anticipating flat or modest growth. Optimism among agents about their business outlook is moderate, with downsizers identified as the fastest-growing client segment. Despite the NAR settlement, commission structures remain largely unchanged, with fixed-percentage commissions still dominant. Agent sentiment towards the NAR remains overwhelmingly negative. The survey reveals a market where buyer power is rising, and existing homeowners will fuel future growth.
